Cape Coral founder launches WhySellerCarry.com

WhySellerCarry.com, a real estate platform built entirely around seller-financed home sales, launched nationwide with free tools designed to make an old, informal way of buying and selling homes easy to find and understand.

Seller financing, also called “seller carry,” “owner financing,” or a “contract for deed” depending on the state, lets a home seller act as the lender: the buyer makes monthly payments directly to the seller instead of qualifying for a traditional bank mortgage. With mortgage rates still elevated and many buyers unable to qualify through conventional lenders, seller financing has become newly relevant, but it has remained hard to find and harder to understand.

“Seller financing has always existed, it’s just been word-of-mouth and buried in fine print,” said Patricia Cain, founder of WhySellerCarry.com. “We built the tools to make it findable, and the research to make it understandable, in every state.”

The platform’s free Seller-Carry Score lets any homeowner in the United States check, in seconds and without creating an account, whether their property is a strong candidate for seller financing and what carrying the note could earn compared with a lump-sum cash sale.

WhySellerCarry.com also publishes a state-by-state guide explaining how seller-financed contracts work in all 50 states and Washington, D.C., including what happens if a buyer stops paying. New guides for sellers explain how carrying the note can spread capital gains taxes over the years payments are received and how seller financing fits with a 1031 exchange. Free calculators estimate a seller’s monthly income and yearly taxes, closing costs in every state, and buyer affordability.

The marketplace is open now: sellers can list seller-financed properties for free, and buyers can search listings as they’re added. Real estate agents can join a directory of seller-carry specialists and earn the Certified Why Seller Carry Specialist credential through a 12-module course, while attorneys, title and escrow companies, loan servicers, loan officers, and other professionals can list their services in a vendor directory.

Homeowners can also ask questions free in a new Seller Q&A, where certified agents who join the Certified Pro program answer publicly and the homeowner decides who, if anyone, to contact. Agents pay a flat monthly membership to take part; WhySellerCarry.com does not charge per lead or take referral fees.

“Most real estate agents have never been trained to structure a seller-financed sale,” Cain said. “An agent who understands seller carry can close deals other agents have to turn away.”

Cain, a Cape Coral real estate educator, teaches classes on seller financing for agents and homeowners and built WhySellerCarry.com to bring that education online for every state.
