Fischler Property represents Prevarian in $12 million sale to Lee Health

Fischler Property Company  announced founder and managing broker Phil Fischler represented Prevarian Companies in the $12 million sale of 4371 Veronica S. Shoemaker Blvd, Fort Myers, a 57,084-square-foot Class A office building.

Prevarian initially planned to redevelop the property for inpatient and outpatient medical uses that would support Lee Health’s role as the region’s leading healthcare provider. However, given the property’s strategic location near Lee Health’s new $820 million campus at Colonial Boulevard and Challenger Boulevard, both parties ultimately agreed that it would be best for Lee Health to acquire the entire building from Prevarian.

Lee Health plans to utilize the facility for administrative and back-office operations, strengthening its presence in the rapidly growing Fort Myers corridor.

“This property’s strategic location and high-quality infrastructure made it a natural fit for Lee’s expansion,” said Phil Fischler. “Prevarian saw the potential, and when Lee Health recognized the opportunity to position the asset within its growing footprint, we were able to structure a transaction that worked for all parties.”

Originally built in 2006 and fully renovated in 2015, the building offers modern design, ample parking, and proximity to major regional roadways and Southwest Florida International Airport. Previously serving as the corporate headquarters of Florida Cancer Specialists & Research Institute, the facility provides state-of-the-art systems and space flexibility well-suited to Lee Health’s operational needs.
