Rebuilding / Repairing your Home: The 50% Rule

The cost of repairing your home shall not equal or exceed 50% of the pre-storm value of your home.

Value is determined by the Property Appraiser. The value that applies to the structure is the “Improved Value”. This value can be found in the Collier County Property Appraiser’s online database – CLICK HERE

Once the Improved Value is determined, 30% of the existing Improved Value may be added to the existing Improved Value for a near market value adjustment.

A private appraisal may be utilized in to calculate pre-storm event valuation.

Manufactured Homes
The Collier County Property Appraiser does not maintain appraisal data on most manufactured homes. However, some do have valuation data within the Property Appraiser’s online database. Property owners are encouraged to verify this information.

If your property has an Improved Value detailed in the Property Appraisers database, the method outlined above may be utilized.

If your property does not have an Improved Value detailed in the Property Appraisers database, the property valuation will be determined by the amount of square footage of the manufactured home X $50 per square foot.
